Under Contract



By the end of the week of January 26, we were official under contract for the perfect location house. Our excitement was still contained, because remember verbal excitement leads to disappointment. I never realized there was so much to buying a house.  I knew there was a lot; however, I did not realize how much until we got into the process. At one point, I spent two hours in John’s office going over paperwork and forms to ensure we had everything for the underwriters.  John was awesome! He always answered my questions and offered up great advice on how to proceed with our loan. Pam was just as awesome with assisting us with inspections, and other items related to the house. 

I was excited to hear the inspector say that the house did not have any roof damage from the explosion. I figure that was the case; however, I was still nervous about the effects of the explosion. The next thing that was holding us up was house insurance. The company we originally picked out was taking forever to inspect the house. I started having nightmares about our current insurance company. I kept calling them and telling them we are under contract please hurry. They said since we are in a rural area it could take up to 20 days for inspection. I about had a heart attack and called Pam. She agree we probably needed to look into another insurance company. She made a recommendation, and that company said they could take care of everything within 48 hours. I was shocked, 48 hours? The other company said 20 days, crazy. 

We turned our quote into John, and as he reviewed it his impression was it was on the high side. I agreed it was higher than the first company we talked with; however, we were on limited time. I told him we could figure it later and change at a different date. John recommended Seth McDonald with Texas Farm Bureau, because he might have a lower offer. 

Sure enough, Seth was able to match the second company’s quote at a lower price, plus lower our car insurance as well. We were so impress with Seth and his service. He met us at his office on a Saturday, his day off, and said he would take care of everything. He even helped change our mislabeled claim on our car insurance. Our current car insurance labeled the explosion damage as a collision instead of Act of God. Also, we had heard through a non-profit organization in our town, that Farm Bureau had the best response to victims in the explosion.  We were excited we found the right insurance for us, again I think this was God’s hand guiding us to the right place. 

After we had the house insurance settled, the only thing we were waiting on was the underwriters to our loan. The underwriter part went really fast and we completed the process a week before closing. By this time everything was wrapped up and it was time to wait for our closing date February 27, 2015. That week seemed to drag and I missed not hearing every day from my two favorite people, Pam and John.
